⚠ The catch

Airbnb is in the middle of raising the effective host-side service fee from roughly 3% (split with guests) to a single ~15.5% fee taken entirely out of the host's payout, rolling out to all remaining split-fee hosts by September 15, 2026 outside the EEA and October 13, 2026 inside it — a real cut into margin that existing hosts did not choose and must actively reprice around, layered on top of AirCover protections that explicitly exclude normal wear-and-tear, acts of nature, and injury/damage to the guest themselves.

Not for you if

Anyone who can't independently confirm they have legal permission to short-term-rent the space — a renter without landlord sign-off, an owner under an HOA/condo association that restricts subletting or short-term stays, or anyone in a jurisdiction requiring a permit/registration they haven't obtained — since Airbnb explicitly disclaims responsibility for checking any of that (Terms of Service §5.2) and the local-enforcement/eviction/fine risk falls entirely on the host.

Best for

Homeowners, renters with documented landlord consent, or property managers who already have a compliant, insurable space and want access to a large, established demand pool — particularly hosts who can absorb the new ~15.5% single-service-fee structure into their pricing and don't need the platform to verify legal compliance or insurance adequacy for them.

What you’d realistically make

FieldWhat we foundProvenanceSource
Realistic ceilingNo platform-imposed cap — earnings scale with number of listings, occupancy, and pricing; some hosts operate multi-property portfolios or full property-management businesses. Platform-wide, Airbnb processed $91.3B in Gross Booking Value in FY2025, but that is aggregate volume, not any individual host's ceiling.Needs refreshNo source on file
Platform cutTwo structures coexist as of 2026-08-28: (1) legacy split-fee — host pays 3% (4% for Brazil/Mexico listings), guest pays a separate guest service fee; (2) new single-fee model — host pays ~15.5% (typically 14%–16%, 16% for Brazil/Mexico), no separate guest fee. Migration has rolled out in waves since late 2025 (PMS/channel-manager-connected hosts mostly by April 13, 2026; Peru/South Korea May 25, 2026; Germany/UK June 22, 2026). Third-party host-tools sources (not Airbnb-owned) report a final deadline of September 15, 2026 for remaining non-EEA hosts and October 13, 2026 for remaining EEA hosts — this exact date split could not be confirmed on any Airbnb-owned page.✓ Verified factairbnb.com

Gross vs netUnder the legacy split-fee model, guest pays listing price plus a separate guest service fee; host receives the nightly price minus the host service fee (3%, or 4% for Brazil/Mexico) minus any taxes Airbnb is required to withhold/collect. Under the new single-fee model, guest sees one all-in price with no separate guest fee, and host pays ~15.5% out of the payout. Cleaning fees are set by the host, paid in full by the guest, and passed through to the host (not commissioned).✓ Verified factairbnb.com

Time to first payoutFirst-time (unverified) hosts: not paid until the guest's scheduled checkout — could be the same day for a 1-night stay or weeks/months later for a long stay booked far in advance. Verified/repeat hosts: paid by the business day after guest check-in. Either way, this sits on top of however long it takes to land the first booking (time_to_first_dollar), which is separate and unquantified.✓ Verified factairbnb.com

What you need to start

FieldWhat we foundProvenanceSource
Approval timeNo fixed approval/review time disclosed for a standard listing. Identity verification has "no time limit," but the listing "won't be published" until verification is complete and the host "can't accept reservations until after" being identity verified.✓ Verified factairbnb.com
Background checksAirbnb does not run background checks on all users/hosts ("We do not run background checks on all users"). For US-based users and India-based hosts, Airbnb works with third-party vendors to check publicly available criminal-conviction/court-record and sex-offender-registry information. Select service providers in Canada, Mexico, and the UK receive background checks from third-party vendors for certain service types. Screening is selective and geographically limited, not universal, and Airbnb states these checks "don't guarantee a person won't break the law."✓ Verified factairbnb.com
Where it worksAvailable in 220+ countries/regions per Airbnb, but actual ability to legally host depends entirely on local law/permits, which vary by city (see type_specific.permits_local_taxes). Airbnb does not publish a master list of prohibited locations.✓ Verified factnews.airbnb.com
Minimum age18 — "Airbnb account holders must be at least 18 years old. Individuals under 18 are not permitted to create an account, host, or make reservations."✓ Verified factairbnb.com

What you needMust be 18+; must complete identity verification (personal info, and sometimes a government-ID photo) before a listing can be published or reservations accepted. Per the Terms of Service, the host must independently confirm they have legal permission to list the space (ownership, or landlord/HOA/lease consent) — Airbnb does not verify this itself.✓ Verified factairbnb.com
Sign-up steps1) Create/verify identity; 2) Build the listing (photos, description, amenities, house rules); 3) Set a nightly price (Airbnb offers a pricing tool/estimator) and choose availability/booking settings; 4) Choose a payout method; 5) Publish the listing (it won't go live until identity verification is complete); 6) Optionally hire a local co-host for setup help.✓ Verified factairbnb.com

Arbitration clauseUS users are required to resolve disputes through binding individual arbitration with a class-action waiver: "any dispute, claim or controversy...will be settled by binding arbitration on an individual basis" and "we are each waiving the right to participate as a plaintiff or class member in any purported class action lawsuit" (Terms of Service §23, "United States Dispute Resolution and Arbitration Agreement," and §23.12, "No Class Actions").✓ Verified factairbnb.com
Deactivation appealWhen an account is pending removal for a violation, the host gets a set appeal window (example given: 48 hours); during that window account access is limited, active reservations are canceled, listings become unsearchable, and payouts are paused. If the appeal is denied, the account is fully removed; if approved, access is restored, but reservations canceled during the window are not reinstated. An appeal can still be submitted after full removal.✓ Verified factairbnb.com

Platform specifics

FieldWhat we foundProvenanceSource
Booking service feesSee earnings.commission_or_take_rate: host pays either the legacy 3% split-fee (4% Brazil/Mexico) or, increasingly, the new single ~15.5% host-only fee (14%–16% range, 16% Brazil/Mexico), with migration to the single-fee model rolling out in waves through 2026 (third-party sources put the final deadline at September 15, 2026 for non-EEA hosts and October 13, 2026 for EEA hosts, though that exact split is not stated on any Airbnb-owned page found). Guests additionally pay a separate guest service fee under the legacy split-fee model (not itemized as a specific percentage on the pages fetched); under the new single-fee model there is no separate guest service fee.✓ Verified factairbnb.com
Cleaning turnover logisticsCleaning fee is entirely host-set ("This fee is set by the host"), charged to the guest at booking based on length of stay (a lower short-stay tier for 1–2 nights vs. a standard fee for longer stays), and is not refunded to guests once a trip completes. Airbnb does not mandate a cleaning service, schedule, or standard — turnover logistics (who cleans, how fast) are entirely up to the host.✓ Verified factairbnb.com
Damage riskCovered up to $3M via AirCover Host damage protection (guest-caused damage), but explicitly excludes normal wear and tear, currency loss, acts of nature (earthquakes/hurricanes), and injury/damage to guests themselves; claims must be filed within 14 days of checkout, and Airbnb states this protection "is not insurance or a financial service."✓ Verified factairbnb.com
Host protection insuranceAirCover for Hosts (bundled, automatic, no separate signup or fee) includes: guest identity verification, reservation screening, $3M Host damage protection (guest-caused damage to home/belongings/parked vehicles, extra cleaning, lost income from cancellations due to guest damage), $1M Host liability insurance (bodily injury/property damage/theft claims by a guest against the host), $1M Experiences & Services liability insurance, and a 24-hour safety line. Airbnb states coverage "is not a substitute for personal insurance," and terms vary for Japan and UK/EEA hosts.✓ Verified factairbnb.com
Lease hoa restrictionsTerms of Service §5.2 explicitly names the risk: "Some landlords and leases, or homeowner and condominium association rules, restrict or prohibit subletting, short-term rentals and/or longer-term stays." Hosts are told to "check your local rules" themselves; Airbnb's own guidance is informational only and not verified per listing.✓ Verified factairbnb.com
Occupancy guest limitsNo fixed platform-wide numeric guest cap — each host sets their own maximum guest count for the listing. Airbnb's guest policy requires guests to be truthful about headcount and to get host agreement before adding people; some hosts charge extra-guest fees or require a trip-change request, others have a hard capacity limit and "can't accommodate any more people."✓ Verified factairbnb.com
Ownership permissionTerms of Service §5.2 ("Know Your Legal Obligations") places full responsibility on the host: "You are responsible for understanding and complying with any laws, rules, regulations, and contracts with third parties that apply to your Listing or Host Services." Airbnb does not itself verify that a host owns or has permission to rent the space.✓ Verified factairbnb.com
Permits local taxesAirbnb tells hosts local rules "might affect whether you can host, what type of permit you need, and which taxes apply," including registration requirements, zoning limits, occupancy tax, or VAT — and explicitly says it "can't provide legal or tax advice," directing hosts to the Help Center, local government, or professionals instead. Separately, Airbnb automatically collects and remits certain occupancy/tourist taxes in many (not all) jurisdictions based on the listing address; hosts "may need to manually collect and remit other applicable taxes" where Airbnb doesn't cover it, and Airbnb states it "is not responsible for any tax collection errors due to typos" in the listing address.✓ Verified factairbnb.com
