⚠ The catch
The Host Guarantee — Neighbor's main protection for hosts — is explicitly stated to not be insurance, caps at $1,000,000 lifetime with a $1,000 loss floor and broad exclusions, and Neighbor itself carries no insurance on stored items, so a host whose renter damages their driveway or garage (as multiple third-party complaints describe) may recover little and can face slow, unresponsive support trying to get it resolved.
Not for you if
Anyone who does not have clear legal authority to rent out the space (a renter without landlord sign-off, or a homeowner under an HOA/lease that restricts subletting or commercial storage use), anyone treating the Host Guarantee as a substitute for real insurance, and anyone unwilling to accept that Neighbor is not obligated to run background checks on renters before they get access to the host's property.
Best for
A homeowner or a renter with explicit permission who has genuinely unused space — a garage, driveway, shed, parking spot, or storage unit — in a market with storage demand, and who wants low-effort, largely passive recurring income without daily interaction with renters.
